Ways to be a Good Neighbor
Here is a list of some general rules to keeping your property and the neighborhood looking good, and your neighbors happy.
• Keep your house trim/woodwork painted
• Seal, repair, replace your driveway if needed
• Store your garbage cans in the proper area
• Keep your lawn mowed
• Fertilize and control your weeds
• Pick up after your dog (especially in common areas and your neighbors yard)

Selling Your Home?
Are you planning on selling your home in Colony Lakes? Remember to request your Paid Assessment Letter and Property Inspection Release. You MUST give the Homeowners Association at least 21 days notice to complete your request. You may submit your request to board@colonylakes.us.
Pond Usage
Just a reminder that NO ONE in the community is permitted to swim in the ponds, boat on the ponds, or fish on the ice. Fishing is allowed from the shoreline only.

Colony Lakes Homeowner's Association Meetings
It is important that all homeowners attend the Colony Lakes Homeowner's Meetings. There are many topics that are discussed and brought to the table. Your input and understanding of the current events in the community are important to you and the board.
City Permit Approval Changes
It has recently come to the Board's attention that if you need a City of Aurora permit to do anything to your yard or house, like a fence or shed, they will require you to get approval first by your homeowner's association. This is a requirement that applies to the entire city of Aurora.

Think Before You Drain!
Please remember that the storm drains at the curbs lead to our ponds. It is unlawful to let oil, paint, or any other toxic chemicals go into these drains. This will help our community!
